The development is located at the former Littlebrook Power Station site in Dartford. The site is approximately 18.69 acres and irregular in shape. The project comprises a standalone speculative building of 28,176 sq M B8 floor space, with a three-storey ancillary office accommodation; a warehouse with 21.00m high haunch and translucent vertical feature walls to the South, the service yard with a two-storey transport office. A new branch of the existing cycle / pedestrian link has been formed along the South end of the yard, connecting the site with the Powder Creek route. There are full high curtain walls to the office facades and a balcony at second floor level, to maximise the natural light and offering spectacular views of the river Thames. The office main entrance is North facing and the brise soleil installation with the feature canopies also provide shade during the summer months. The project achieved an ‘Excellent’ BREEAM rating.
