Planning Permission Granted: Hybrid Planning Permission secured in 2019. A subsequent variation to the outline part of the permission was then secured in 2020 with Reserved Matters then secured in December 2020.
- MSA were originally appointed to advise on the employment element of an Urban Extension to the eastern side of Leighton Buzzard that already had outline planning permission. The original vision for this employment part of the site was to bring it forward as a Business Park that would accommodate an office campus. there was no demand for such an office based development in this area and MSA developed a planning strategy to secure a more flexible permission that would allow for the development of industrial and warehouse uses at the site.
- The planning strategy was to submit a new application rather than vary the existing outline permission to provide a clear distinction between the development of the urban extension and the related Section 106 obligations and the development of the employment units. Reserved Matters approval was secured for the remaining part of the site in December 2020 and construction was completed in 2022, and is now fully occupied.
- A Hybrid application was submitted to demonstrate that there was no demand for office uses but continued an unmet demand for industrial and warehouse uses in the area. Permission was granted in 2019, and the detailed element of this was completed in the early part of 2021.
- An application to vary the new permission was then submitted under section 73 to optimise the development of the remaining part of the site by increasing the size of service yards and introducing an amenity space for use by the occupiers.
